Our services are led by Pablo, a civil engineer originally from Spain. Having studied in Frankfurt and Berlin, he has degrees in Economics and Civil Engineering, bringing a well-rounded perspective to each project.

Can you visit the property if I’m still abroad?

Absolutely. We can conduct visits on your behalf, take photos, and provide real-time advice remotely. Afterward, you’ll receive a comprehensive report so you can make confident decisions from anywhere.

Can you recommend contractors or help manage the renovation?

Yes! We can connect you with trusted local contractors, collect quotes, and assist in coordinating your renovation project. We can also provide structural guidance to ensure planned changes are safe and feasible.

What languages are your services available in?

All visits, reports, and communications are available in English, Italian, German and Spanish; making it easy for international buyers to understand every detail.

Do I still need a geometra or architect if I hire you?

A geometra or architect may still be required to assist with filing official permits or legal documentation. Our role is focusing on providing independent structural guidance, safety, and renovation advice.

Can you provide formal structural reports in Italy?

Yes! We offer both informal assessments, designed to help you make confident buying decisions, and formal structural reports when required for administrative or regulatory purposes; i.e. for building permits.

How are your services different from a geometra (surveyor)?

A geometra typically becomes involved after you’ve purchased a property, focusing on permits, documentation, and compliance with local regulations. Our focus is different: we support you as a buyer, before and after purchase, with independent advice on the property’s structural condition, renovation options, and realistic costs. In short, the geometra handles formalities — we help you truly understand your property.

How long does an inspection take?

A typical property visit usually takes 1–2 hours, depending on the size and complexity of the building.

How soon can I get the report after the visit?

You will typically receive your detailed report within 2- 4 days after the inspection, including photos and recommendations.

How much does a typical inspection cost?

Inspections start from €150, with the final price based on travel distance, property size, and the level of detail needed in the report. Let us know your property details, and we’ll provide a tailored quote!

Yes. We can carry out a full or partial structural assessment on existing properties, giving you a clear picture of the building’s condition. This can help you plan renovations, prioritize maintenance, or provide potential buyers with added confidence.

Can you help me plan the renovation even if I’ve already bought the house?

Yes! We assist with planning, budgeting, and coordinating projects, even if you already own the property.

Do you provide guidance during renovation?

Absolutely. We can advise on safe modifications, structural improvements, and ways to preserve existing features while updating the property.

Can you assist with building permits and local regulations?

Yes. We can prepare and submit the necessary applications for building permits and assist in ensuring compliance with local regulations. Our role is to guide you through the process, explain what’s required, and coordinate with the right professionals where needed. The only step we don’t directly cover is updates to the catasto (land registry), which by law must be handled by a geometra.
